PASK BRINGS FORWARD FLORIAN RISE STAGE TWO AS STRONG DEMAND CONTINUES IN ROCHEDALE APARTMENT MARKET

Developer Pask has brought forward the release of Stage Two at Florian Rise, following strong buyer demand, with more than 80 per cent of Stage One sold and construction well underway, reinforcing the appetite for apartment living in Rochedale, Brisbane.

Florian Rise is introducing apartment living to Rochedale for the first time, creating a new housing option for residents looking to downsize, right-size or embrace a low-maintenance lifestyle in a well-connected suburb just 18km from the Brisbane CBD.

The accelerated release of Stage Two introduces Sage Apartments, a six-level building comprising 56 residences within the Florian Rise community at 41 Skyview Avenue, Rochedale, Brisbane.

Florian Rise, Stage Two comprises two-bedroom apartments from 93sqm, generous three-bedroom apartments from 130 sqm, and premium four-bedroom residences from 213sqm, offering buyers a diverse range of thoughtfully designed homes tailored to owner-occupiers seeking space, lifestyle and low-maintenance living, with prices starting from $940,000.

The release follows the strong market response to Florian Rise’s 62-apartment Stage One, where more than 80 per cent of residences have been secured since launch. Stage One is now under construction by appointed builder RCQ Construction and comprises the three-level Aster Apartments with 24 residences and the five-level Banksia Apartments with 38 residences, with completion scheduled for Q4 2027.

Luxury apartment marketing specialist TOTAL Property Group is presenting Florian Rise to the market, with Managing Director Adrian Parsons saying the decision to release Stage Two ahead of schedule reflected a changing housing market across Brisbane’s southern suburbs.

“Strong early sales confirm there is genuine demand for apartment living in Rochedale, and bringing Stage Two forward allows us to respond to that demand sooner than originally anticipated.

“We’re seeing a significant shift in buyer preferences, particularly from owner-occupiers seeking homes that reduce maintenance without compromising on space, quality or lifestyle. Just as importantly, they want to remain close to the neighbourhoods, family and community connections they have established over many years.

“The buyer demographic reflects the broad appeal of Florian Rise. Owner-occupiers account for 76 per cent of purchasers, including 17 per cent first-home buyers, while investors represent the remaining 24 per cent of sales, including one purchaser who has secured multiple residences, reinforcing confidence in the project’s long-term appeal.

“Until now, residents wanting to downsize within Rochedale have had few options. Florian Rise is filling that gap by delivering spacious apartments, extensive green space and resort-style amenities within an established suburban location,” Mr Parsons said.

Designed by leading architects Ellivo, Florian Rise has been planned to maximise natural light, cross-ventilation and indoor-outdoor living, while the limited collection of four-bedroom residences provides a genuine alternative to a traditional family home.

Residents will enjoy access to approximately one acre of landscaped gardens and the Garden Club wellness precinct, featuring a resort-style 20-metre swimming pool, spa, sauna, gymnasium, walking paths, BBQ facilities, sheltered entertaining pavilions and a dedicated community clubhouse.

Pask Development Director John Curtis said Florian Rise reflected the company’s long history of identifying evolving housing needs within established communities.

“For more than 55 years, Pask has been creating residential communities across Queensland and Victoria by responding to the way Australians want to live. Florian Rise continues that legacy by introducing Rochedale’s first apartment community, providing a housing choice that has never previously existed within this established suburb.

“Rochedale has experienced significant growth over the past decade and Florian Rise broadens that choice by allowing residents to transition to apartment living without leaving the suburb they value.

“The response to Stage One confirms buyers have been waiting for this type of opportunity. They are recognising the benefits of spacious, thoughtfully designed homes supported by generous open space, wellness amenities and a genuine sense of community.

“The release of Sage Apartments builds on that momentum, expanding housing choice while continuing to deliver the quality, design and long-term vision that have defined Pask communities for more than five decades,” Mr Curtis said.

Florian Rise is ideally positioned approximately 20 minutes from the Brisbane CBD, with direct access to the M1 and the Inner South Busway. The development is within walking distance of Rochedale Village Shopping Centre and close to leading private and state schools.
